At the heart of JIWAR, a generous central park acts as the community’s shared living room. Open lawns, shaded gardens, water features, play areas and gathering spaces create a landscape that supports recreation, relaxation and everyday social life across generations.

The masterplan is structured around a connected network of green corridors, pedestrian routes and neighborhood destinations. Residential clusters are positioned within walking distance of parks, sports facilities, community services and social spaces, reducing dependence on cars for everyday activities.
A vibrant mixed-use spine brings daily services, cafés, workspaces and community facilities into the heart of the neighborhood. Active ground floors and shaded outdoor terraces create a lively pedestrian environment that remains active from morning into the evening.




Rather than treating landscape as leftover space between buildings, JIWAR uses greenery as the primary structure of the residential experience. Homes open onto tree-lined pedestrian routes, pocket gardens and shared courtyards that provide a gradual transition between private and communal life.




Play spaces are integrated directly within the residential fabric, allowing children to explore and play close to home within safe, overlooked environments. Seating, planting and shaded paths encourage parents and neighbors to stay, meet and interact rather than simply pass through.
